There can be several reasons for the difference. The agent you asked for the CMA might have had no clue what he was doing or tried to get your listing by?suggesting you a high selling price.
But also the agent could have been correct and the Zestimate is off. Zillow is a good source but it is also just a computer program. It might have included Short Sales or properties in your neighborhood that had the same square foot size but were in very different conditions, busy street, etc. I suggest to ask for a third opinion from another agent and then decide which price is the most accurate.
